What form of payment can I use to submit the $40.00 Application Fee?

Payments can be submitted in the form of a cash, check or money order (payable to Hunter Properties), or online through Paylease.com (credit cards and electronic checks accepted).

 

Where can I submit the Application and $40.00 Application Fee?

  1. Applications can be submitted directly to one of our building engineers on-site.
  2. Applications can be submitted to our main office at 2057 W. Addison, Chicago, IL 60618.  After hours drop box is available.
  3. Applications can be submitted online.  Processing will not begin until the Application Fee is submitted.
  4. Applications can be faxed to (773) 477-7109.  Processing will not begin until the Application Fee is submitted.

 

Who needs to fill out the application?

Any adult aged 18 and over that will be residing in the apartment must fill out a separate application and pay a separate application fee.  Only those tenants who have been approved and are listed on the lease may reside in the unit.  Any occupants under the age of 18 must be listed as additional occupants of the unit on the application.

 

What criteria are looked at during the application process?

Hunter Properties will perform a credit check, criminal background check, and a search of eviction records.  We will also obtain employment/income and previous landlord references.  All these factors are weighed in our decision making process.

 

I have issues on my credit report, will this prevent me from renting and apartment with Hunter Properties?

Credit reports, criminal backgrounds, and eviction records are all considered in addition to your employment and landlord references.  While negative information may result in a denial of your application, we are unable to determine this before you apply for an apartment.  We carefully consider and review each application based on its own merit and the predetermined criteria mentioned above.

 

How long does it take for a decision on my application?

We are generally able to give a decision on your application within 1-3 business days.

 

Will I need a co-signer on my lease?  Should I submit their application with mine?

In certain cases, it may be required to have a co-signer on the lease.  However, we ask that you first submit your application for review, and if a co-signer is needed Hunter Properties will contact you for additional information.

 

How do I submit my proof of ID?

If you submit the application in our main office, we will ask to make a copy of your photo ID.  If you are submitting an application at the building on-site or through our online system, you can email a photo or a scanned copy of your ID to leasing@hunterprop.com. If you are faxing your application, please send a copy of the ID with your submission.  You will be required to present ID before being allowed to sign a lease.

 

Do I have to pay a security deposit?

We do not require a security deposit to rent an apartment from Hunter Properties.

 

What is the $350 Non-Refundable Administrative Fee and when is it due?

Upon approval of your application, you will be asked to sign a lease and pay the $350 Non-Refundable Administrative Fee at that time.  The fee covers the administrative costs associated with the production and administration of the lease throughout the term of your tenancy.  It is a one-time charge due at the time of lease signing.

 

How long is the term of the lease?

The majority of our leases are for one year only.  If this is not the case, Hunter Properties will discuss this with you prior to the lease signing.

 

I am looking for a short-term lease. Does Hunter Properties allow leases for less than one year?

Occasionally we have tenants that are attempting to sublet their units for the remaining balance of time left on their lease.  Please call us for more information on available sublets.

 

Where can I sign my lease once my application is approved?

Your lease will be available to be signed either at our main office by appointment, on-site with the building engineer by appointment, or via standard mail, email or fax.  Once approved, the leasing department will contact you to make these arrangements.

 

When will I have to pay my first month’s rent?

You will be required to pay the first month’s rent prior to getting your keys to the unit.
