What form of payment can I use to submit the $70 Application Fee?

Payments can be submitted in the form of a cash, check or money order (payable to Hunter Properties), or online through our website.

Who needs to fill out the application?

Any adult aged 18 and over that will be residing in the apartment must fill out a separate application and pay a separate application fee.  Only those tenants who have been approved and are listed on the lease may reside in the unit.  Any occupants under the age of 18 must be listed as additional occupants of the unit on the application.

What is Hunter Properties looking at during the application process?

Hunter Properties performs the following for each applicant:

  1. Credit check
  2. Rental History Verification
  3. Criminal background check (if conditionally approved during the two-step process)
  4. Income Verification

We may also obtain employment/income and/or previous landlord references. All these factors will considered during the decision making process.

My credit report is less than perfect. Will this prevent me from renting an apartment with Hunter Properties?

Credit reports, employment history, criminal background history, and rental history are all taken under consideration during the two-step approval process. We are unable to determine this prior to an application being submitted.

We carefully consider and review each application with the predetermined criteria mentioned above.

How long does it take for a decision to be reached on my application?

Decisions on your application are usually made within 1-3 business days of being submitted.

Will I need a co-signer on my lease? Should I submit their application with mine?

In certain cases, it may be required to have a co-signer on the lease.  However, we ask that you first submit your application for review, and if a co-signer is needed Hunter Properties will contact you for additional information.

Do I have to pay a security deposit?

We do not require a security deposit to rent an apartment from Hunter Properties.

What is the $400 - $500 Non-Refundable Administrative Fee and when is it due?

Upon approval of your application, you will be asked to sign a lease and pay the $400 – $500 Non-Refundable Administrative Fee at that time.  The fee covers the administrative costs associated with the production and administration of the lease throughout the term of your tenancy.  It is a one-time charge due at the time of lease signing.

How long is the term of the lease?

The majority of our leases are for one year only.  If this is not the case, Hunter Properties will discuss this with you prior to the lease signing.

I am looking for a short-term lease. Does Hunter Properties allow leases for less than one year?

Occasionally we have tenants that are attempting to sublet their units for the remaining balance of time left on their lease.  Please call us for more information on available sublets.

Where can I sign my lease once my application is approved?

Your lease will be available to be signed electronically.  Once approved, the leasing department will contact you to make these arrangements.

When will I have to pay my first month’s rent?

You will be required to pay the first month’s rent prior to getting your keys to the unit.
